The point is the tenants offer isn’t considered alongside everyone else’s - it’s first refusal at “a fair market rate”.
i.e. if the fair market rate is home report value, and the tenant has first refusal at that price, there is no opportunity to go to the market and achieve better.

The majority of homes in Scotland are sold ‘offers over’. If you replace that with ‘reasonable price’ for landlords, you are taking away some percentage of capital growth, hence PRS becomes even less attractive and landlords will exit before the new rules come in => the housing emergency continues.

On top of all the other crap landlords have had to deal with over the last few years, what a great way to finally kill off the private rental sector in Scotland.

I can recommend taking some whole blanched almonds with you, putting your phone away, and walking under, through and between trees. Forest bathing is good for the soul and almonds are good for your body.

But I would also add that it’s not just about ‘partaking’ in these little delicious things, it’s also about deliberately seeking them out and positively embracing them.
