Bigger note, less leverage. The land seller carries more of the deal and waits longer to see it.

The most misunderstood thing about infinite banking is that people hear it as a product. It is a process.

You finance everything you buy. Borrow and you pay interest out. Pay cash and you give up the interest that money could have earned.

The question is who runs that function.

Drive by checklist, in order:

Where the road actually ends.
Whether the fence line matches the plat line.
What the neighbors are doing with theirs.
Where the water goes in a hard rain.

None of it replaces title and survey. All of it changes the number I write.

A reserve a land business closes against cannot be a projection.

The value of the pool is not the number on the statement. It is knowing the number is there on the Tuesday a seller finally says yes.

A design that only works if every year goes to plan is a schedule, not a reserve.

"There is a road" is a physical fact. "There is access" is a legal one.

A proposed easement is not an easement. Public and maintained are different words. Deeded access that stops at the neighbor's back line is a very good looking dead end.

Read the title commitment first.

Land loans are harder than house loans for a structural reason, not a bias one.

No income, nothing to insure, no agency buyer for the paper, thin resale.

The lender prices what it cannot liquidate fast. Big down, short term, balloon.

So land moves on cash and seller notes.

If you are waiting until you have enough to think about where your capital lives, you have it backwards. The habit builds the enough. Operators who control the banking function early do it with small dollars first. The structure matters more than the size at the start.

The snowball only works if you let it keep rolling. Pull capital out to chase something shiny and you reset it to zero. Keep it circulating from deal to note income to store of capital to the next deal and the thing builds on itself.

The market spends thirty years teaching you to pile money up and then hands you no plan for pulling it out. Land plus a store of capital flips that. You deploy and recapture on your own schedule instead of a withdrawal rule somebody else wrote.

One good land deal really can change a year. Not because it is magic, because it is repeatable. Run the numbers, make the offers, survive the no's, and the skill compounds. The first one is the hardest and the least profitable. That is the tuition. Pay it.

No channel is dead. Texting, calling, mailers, ads, all of it is working for somebody right now. The dead thing is running a channel that does not fit your scale or your cost per lead. Does it work is the lazy question. Does it work for me is the one that pays.

You give up the asset at the end of every flip. Cash in hand, deal over, back to hunting. Carrying paper changes the ending. The deal keeps paying while you work the next one. Flipping builds income. Notes build a machine.

Independence from the approval line is worth more than a slightly better rate. A cheap loan you cannot get in time funds zero deals. Capital you can move on your own schedule funds the ones nobody else was ready for.

Think in quarters, not deals. A single close is a moment. A quarter is a rhythm. When capital has a job in every season instead of only on closing day, the slow weeks stop feeling like failure and start being part of the plan.

Half the objections to infinite banking are objections to the marketing, not the mechanics. Strip the hype and you are left with a plain idea. Control the flow of your own capital so it works while it waits. Hard to argue with once the noise is gone.

Store capital first, then deploy. That reorder changes everything. Most people deploy out of a checking account and let the remainder idle. Flip it so money lands in a store that compounds and then flows into deals. Same dollars, no dead time in the middle.

Dry powder is not a mood. It is a position. Either the capital is sitting ready before the deal shows up or it is not. Good deals arrive unannounced, which is exactly why you cannot assemble the money after you find them.

Live water changes everything about a parcel. Access, usability, price, buyer pool, all of it. When a creek shows up in listing photos, my first question is whether it runs year round or only after storms. The answer moves the price more than most people think.
