Helping realtors get listings with AI
Stop getting distracted.

Listings come from two things only:

Generating leads.
Converting those leads.

Between the ad they saw and the time you call, they don't see anything.

That's where you put your case studies, your testimonials, your reviews.

Or even better, a video handling the most common objections you get on listing appointments.

That way, you're actually gonna get callbacks.

You don't really like calling back your leads.

Or you aren't doing it as much as you know you should.

The simplest fix: build a funnel that warms your leads up without you having to call them or text them manually yourself.

I've made over $5 million helping real estate agents get more listings and hired hundreds of people inside my company, Getlistings dot com. If there's one quality that I always look for into a team member that I consider bringing on is how coachable is that person?

Back when we were hunters and gatherers, stress meant a mammoth was in front of you.

Anxiety meant the leaves were moving on the horizon.

Both kept you alive.

Running a business is the same.

The goal isn't zero stress, it's learning to manage it.

You're personally responsible for a big chunk of somebody's net worth. Nobody warns you about that part.

At three clients you can carry it. At twelve it breaks you.

Work with four who are really going to  transact.

Most agents who door knock actually hate it

They just won't say it, because it sounds weak

But ask yourself this: if you stopped for 30 days, would you still get leads?

If the answer is no, you're holding a job

Keep knocking if you want

But put something behind it that runs while you sleep.

Look at what they do, not what they say.

Most gurus tell you to run one strategy while they spend all their time doing the opposite.

The gap between their advice and their actions tells you what to actually focus on.

The goal is not to completely eliminate stress and anxiety.

Doing this makes you go blind to real risk.

Instead, be aware of the situation and manage it.

It's almost impossible not to make a lot of money if a lot of people see you online every single day.

"Just two more reps."

That's what my trainer said in the middle of a set when I wanted to quit.

Two didn't sound like much so I'd go all in on them.

Then he'd say, "oh shit, I lost count ...Two more."

I never knew when it ended.

That's exactly why I pushed harder than I thought I could.

The buyer might have to see your nine "underperforming" ads before they click the one that converts.

Ads aren't a linear system.

You don't see everything happening behind the scenes.

Someone asks ChatGPT: who's the best realtor in my city?

You can be the one it recommends.

Almost no agents know this is possible yet.

Get in now and be one for the first.

The ideal way to target real estate ads:

Pick one niche, sellers or buyers.

Then pick a sub niche. Upsizers, downsizers, seniors.

Speak to their specific needs, not everyone's.

Stop trying to do everything as an agent.

Get ruthless about the two levers that actually get you listings:

Generating leads and converting them.

My client spent $86 on one lead.

It turned into four separate deals and $40,000 in commission in a slow market.

The catch? She didn't book it on the first call.

Weeks of follow up did. Phone calls, emails, handwritten notes.

The system works, but only if you follow up.

My grandmother was a realtor.

She quit because she couldn't get enough listings.

She had the license and work ethic.

What she didn't have was a way to consistently get listings.

I built my company so no agent has to quit for this reason.

If I had to get a brand new real estate agent 3 listings a month from scratch, here's what I'd do:

$5/day on Facebook. Buyer ad and seller ad.

30 second YouTube ad (AI does most of the work).

$1/day retargeting across FB, Google, IG.

My client Glenn made over $60k with YouTube ads this year.

He never filmed a single video in his life.

All he ran was 30 second AI video ad with his digital clone.

A free home evaluation attracts people just curious what their house is worth.

A list of homes below median attracts weekend daydreamers.

Neither is ready to sell.

Fix the offer, fix the leads.
August 20, 2026 at 2:04 PM
Most realtors run ads to get anyone to click.

But if you speak to buyers and sellers on the same ad, you attract neither.

The wrong offer attracts the wrong person.
