Why does that storefront stay empty for years?

In DC, vacancy can mean higher taxes, registration requirements, fines, and insurance costs. So why not lease it?

Usually: financing, lease restrictions, or redevelopment plans.

“Just cut the rent” is often the wrong first question.

Friday in this business is rarely a finish line.

Deals don't close because the week ended. Commercial real estate runs on other people's timing, not a five-day clock.

Some of my best deals came together on a Monday, because I did the quiet work the Friday before.

The deals that taught me the most are the ones that fell apart.

A closed deal teaches you little. Everything worked, so you never learn what was load-bearing and what was luck.

A dead deal shows you the weak point exactly.

Closed deals pay the bills. The failed ones made me a broker.

The commission on one deal is not worth the trust it takes years to build.

Everyone sees the handshake. Few see the work between it and a signed lease: buildout, CAM, guaranties, approvals, permits, and timelines.

The handshake is easy. Keeping the deal together and getting to a protected lease is the work.

I don't ask a tenant about their best month. I ask about their worst one.

You don't sign a lease with your best month. You pay rent with your average one and survive on your worst.

Rent doesn't flex.

Anyone can plan for the good months. The good broker plans for the others.

The tradesman who saved eleven years before signing his first lease understands risk in a way no spreadsheet does.

Most commercial lease deals are decided before the lease is drafted.

Your LOI should lock in:

TI allowance
Operating expenses
Guaranty
Renewal terms
Delivery condition

Get the business terms right early. The lease gets written around them.

The DMV isn’t one commercial market, and treating it like one is how strategy goes wrong.

DC office is under pressure, mostly older buildings. Quality space still wins. Industrial stays tight for close-in product.

The submarket matters as much as the building.
