Helluva loophole, it has to be said. But one that surely should be closed off at the time they make an application for (or are designated) an EPG channel number. If they are in News section, they are a news channel, otherwise, in "Entertainment". Wouldn't that make sense?

That is a very fair point. However it has a knock on effect on those properties that don't have that level of "initial" cost, so everything becomes that less affordable. I admit, I haven't looked into this on a national level, so my knowledge is very narrow in scope.

Well, if you asked me if I could think of a better way around it, the answer would be a resounding no and these are more "practical" rather than "principle" problems. My biggest reticence is that it maintains an artificially high house price, which wages (afaik) aren't catching up to.

needs addressing. Have also seen clients struggle when the second charge payments kick in after a few years grace. It gets people on the ladder, but at the expense of existing "first time buyer" properties getting a look in. Appreciate I'm looking from a more micro rather than macro perspective.
