Depends a bit on which house seats you select as being won by Dems. If Dems win MT1, AL2, CO3, and TX34, then that would imply an average nationwide result of D+12.3 and Dems would win 256 seats.

Interesting choices! Seems like he's prioritizing open seats (NH1, MI10, SC1, TX23, TN9), and seats where Dems were redistricted to much more republican districts (AL2, also TN9).
