This slide from BrightMLS says so much

1) at the median, Arlington is now LESS expensive than Fairfax and Loudoun county, but about the same as Alexandria - hazard a guess this is bc arl&alx have lower priced condos mixed in vs almost exclusively SFH in the exurbs

2) everything is more expensive

How is the new presidential administration affecting the D.C.-area housing market? Everything's slowed waaay down while people wait and see how it's going to shake out.

New pending sales were down 6.4% in January from a year ago, and new listings were down 4.1%, per a new report from BrightMLS.

The D.C. area will see home prices rise more than anywhere else in the mid-Atlantic in 2025, with the median sale increasing to $638,000, as return to office leads more people to relocate closer to urban centers, BrightMLS forecasts.
