"did you do the mandatory two hour online seminar on homeownership that the federal government requires?" and i was like the what? they'd never mentioned this before in fact they'd assured me repeatedly there was no more to be done

Two things are happening:
1) households aren't forming, lowering the denominator.
2) Older families have higher homeownership rate.
Here is homeownership per capita based on stable age demographics:

Homeownership could be less convoluted imo

Also, it’s important to realize the main driver of long-term decline in homeownership rates (which haven’t declined very much) is lower marriage rates, NOT home prices.
adjusting for age, Millennials are a bit behind previous generations but not wildly so (and Z are in line with Millennials)

The American dream of homeownership is out of reach for most young people—and this is how the Vice President responds?!

What the hell is wrong with these people?
Q: How do you expect us to start families young when the average price of a home feels out of reach?

We need to build more homes.
We need to rehabilitate the homes and buildings we already have.
We need to expand homeownership.
We need to create supportive housing.
We need to invest in infrastructure.
We need to remove barriers.

We need to BUILD.

The math on homeownership has quietly broken over the last two generations.

this stuff can be deceptively difficult to measure because of complex colliding variable issues: high housing prices displace low earners from expensive metros, and the homeownership rate is inflated because housing costs depress household formation www.urban.org/urban-wire/h...

Yep. Homeownership should be possible (because housing is cheap), but it shouldn't be encouraged as *the correct way* to build wealth. It's a terrible system for doing so.

If we tackle the permitting, financing, and regulatory reform needed to build more housing, like social housing, around the state, we could reduce rent and put homeownership in reach. 2/
