Alan said the EAC submitted comment letters on July 15 raising three tree-related points for the Sutton Road subdivision (including saving a large black oak) and sent a second comment on Farm's Edge noting the developer reduced the wetlands buffer in July 2026 plans and asking for an explanation.

Chair Dennis Steadman told the committee EPA funding for Phase 2 was not available and other options were exhausted; the committee voted to recommend that Lower Makefield Township fund the Phase 2 assessment because it is a regulatory prerequisite to significant restoration work.
