Q: "Why aren't we using NFPA 13R rather than NFPA 13D?"

A: NFPA 13D committee has already expanded NFPA 13D to include 3-4 units. Not yet final action, but credible source told me so.

Dan, gentleman who was in the room where the NFPA 13D decision was made. "They did a kind of 13D+ for 3-4 unit apartments. IT was passed unanimously by committee."

(tl;dr - you're going to want to go with the stricter NFPA 2112 standard; and no, bring a rain poncho)

That is a straight up violation of the NFPA fire code.

It's Apple so yeah, they often get away with a LOT but I do wonder how much they had to pay off the inspector to get him (or her) to look the other way on THAT one. 🙄

This requirement is particularly confusing because the proposal itself cites that NFPA 13D sprinklers prevented 87% of fires from spreading to another room and 92% of fires from spreading to another floor.

R-2 buildings (apartments) can use the right-sized NFPA 13R sprinklers instead of full NFPA 13 sprinklers.

Currently, you get no bonus stories for 13R sprinklers. This proposal seeks to change that, increasing the number of allowable stories to 5 for Type II and 6 for Type I.

Finally, NYC has permitted developers to use NFPA 13R sprinklers in R-2 buildings up to six stories with Type I or II construction for at least 25 years.

Another sprinkler proposal by the folks at CBNA! This one led by @stephenjacobsmith.com.

It would increase the allowed stories of R-2 (multifamily apartments) buildings of Type I construction to 6 stories and Type II construction to 5 stories, up from 4.
