Developers reintroduced the 137‑unit Hidden Hill/Hudson plan and the board focused on two competing road alignments, required easements, floodplain and stream re‑routing, and utility capacity. Staff asked applicants for more detailed engineering, easement documentation, fire‑apparatus access plans, and compensatory storage analysis before EAC referral.

Developers asked to reestablish variances for a previously approved 137-unit project on Water Street; staff and consultants flagged wetlands, stormwater and parking issues and the board agreed to refer variances to the Zoning Board while requesting updated technical memos and conditions.
