exactly. i have no problem with tearing down an old SFH and replacing it with three, four, even six units — the more the merrier. but tearing an old SFH down just to put up a bigger, more expensive SFH? no thanks. unfortunately, you don't need a permit to do the latter.

Building a SFH in the middle of a city should a) be banned and b) if not, require a 100% affordable housing fee
This under-construction 7-bedroom, $14mm mansion did not have to pay any affordable housing fee.

If you built a five-unit apartment of the same size, it'd need to pay a $360,000 affordable housing fee.

How do five small homes negatively impact affordability more than one mansion?

MHA fees on SFHs: $0

MHA fees on townhomes: $40,000 each

Cost of a new SFH: $1,800,000

If you tear down a SFH to build another SFH the demo permit should include the cost of building a six flat elsewhere in the city. If you tear down any building to have a side yard you should be shot in the street

Personally I do not think SFH owners are or should be a protected class

You are speed running all the NIMBY talking points.

Obviously not 100% of land is zoned SFH only. But a shockingly high amount is. (And there's basically no justification for any SFH zoning.)

One of my favorite midcentury buildings in Chicagoland is this unusual storefront + house in Evergreen Park, constructed in the early '60s as a personal project of real estate developer Wayne Bekta.

His wife's flower shop faced 95th Street, with the family home attached behind it as one structure.
