there is a very strong argument that state governments should make property sales data (which they have!) freely available under permissive licenses because it would enable far more free/cheap price estimate services, and circumvent underquoting

this is a good and worthwhile investigation into underquoting in NSW/VIC (we did same in September last year) but I'm surprised that algorithmic valuations aren't mentioned (though the closed nature of gov sales data is)

In 6 months time we’ll find out we’re in a recession or at least close to one because we’re going to find out this quarter had negative growth, and I know this because every single promoter who pays within a week, a fortnight or a month is currently paying late by 50%-100%, and we’re a cash business
