A divided Wilson County planning commission voted to send a proposed amendment to the Cumberland Oaks PUD — which would increase allowed lots and require road and septic work — to the county commission with no recommendation after failing to reach the six-vote threshold required for a decision.

Wilson County's ad hoc legislative committee debated Public Chapter 10-44, requested extending review windows and removing an automatic-refund/auto-approval mechanism, and voted to forward detailed amendments to the county Planning & Zoning committee.

Facing long public comment and multiple technical questions, the commission deferred action on a proposed master-plan amendment for the Cumberland Oaks PUD that would increase lots from 435 to 560; commissioners asked staff and the developer to return with stormwater and land-dedication clarifications on July 17.

Incumbent Mayor Randall Hutto noted most recent growth is inside cities and cited land-use changes such as a one-house-per-two-acres policy for unincorporated areas; challengers pushed for measurable impact studies, 5/10/20-year planning and stronger documentation of interlocal agreements to protect community character.

After months of outreach and three hours of public testimony, the planning commission adopted Plan Wilson, an update to the 2006 master land-use plan, including a place-type map, centers/gateways framework and a built-in annual/four-year review; commissioners forwarded the plan to the county commission for final consideration.

At its Feb. 20 meeting the Wilson County Planning Commission approved several site plans and subdivisions—including Assurant tenant improvements (vote 6–1), a digital sign for Starstruck Farm, a rebuild at King's Old Country Store, and preliminary approval for the Patrick Place subdivision—and advanced the Superspeedway master‑plan amendment to the County Commission.

The commission recommended rezoning a 31.57-acre parcel near the Speedway from agricultural to planned commercial, approved a separate neighborhood commercial downzone, and signed off on several site plans and plats; most items will go to the county commission or proceed to final plat as required.

The planning commission recommended approval of the Crossroads/Logistics Drive rezoning, approved multiple site plans and preliminary plats, and recorded several affirmation plats during its Oct. 17 meeting.

Wilson County Planning Commission voted to deny the sketch plat for the Mirabella development (501 lots), saying projected traffic, off‑site road improvements and sewer arrangements were not sufficiently resolved.
