Mortgage Rates and Applications, Rents, Inflation, and Home Values
Mortgage Rates and the price of Mortgaged-backed Securities have been improving since the beginning of October and are seeing benefit from the negative earnings reports from the tech/AI sectors. Rates are up roughly 0.75% from this time last year. Rents - Apartmentlist released their rent report which showed rents fell 0.3% in October (typical for this time of year) but are actually up year over year, the first positive year over year reading since mid-2023.

Apartmentlist data has the median rent in the country at $1388 today and $1154 6 years ago, with median rents having been on a downward trend since 2022. Doubling over that time would be a significant outlier to trends in the country as a whole.

San Francisco's multifamily vacancy is just over 2%, per ApartmentList.

With so few homes open, one manager says he is booking showings for 75 people and has no time to negotiate rent. Rents are up over 20% in a year.

Los precios de alquiler en EE.UU. siguen bajando desde su pico de mediados de 2022, según datos de ApartmentList. La caída se nota incluso sin ajustar por inflación.

To my mind the strongest justification for a fed cut in 2025 comes from housing inflation. The Redfin and Zillow HPIs for June are both out, Redfin shows three consecutive MoM declines and Zillow 4. Rents have been about flat nationally since mid-2023 according to Redfin, ApartmentList, and RealPage

Thanks mostly to all the new building, a lot of it in Portland, rents are no longer rising so fast. In Portland, average rents seem to have dipped a bit. <a href="http://oregonhousing.blogspot.com/2018/08/july-2018-apartment-list-data-city-of.html?spref=tw" class="hover:underline text-blue-600 dark:text-sky-400 no-card-link" target="_blank" rel="noopener" data-link="bsky">http://oregonhousing.blogspot.com/2018/08/july-2018-apartment-list-data-city-of.html?spref=tw

Nashville has 5.3K vacant apartments, yet developers keep building
Though Nashville's rental market has seen a boost in new supply this year, developers are doubling down and planning more units. Here's why.

For all the chaos nationally over pandemic-based emigration (mostly people accelerating abandonment of expensive cities and heading south), #Durham has stayed remarkably stable.

According to @ApartmentList , Vacancy Rates and Rent Rates have changed <1% in 12 months.

"Young adults aged 25 to 34 make up about 11% of homeowners in the Los Angeles metro area, the fewest for that demographic in the U.S., according to a new survey from ApartmentList."

Young adults own just 11% of Los Angeles-OC homes, a national low
Instead of buying, a new survey says, they are choosing to either rent or live with family or friends.

Good questions! I should have been less definitive in my post, because I didn't check their data and methodology. Let me rephrase: "According to ApartmentList, real (i.e., inflation-adjusted) rents for one-bedroom apartments have declined by ~15% since 2019."

The median rent in the US is like $1300 dollars a month per apartmentlist data. 4k is extremely high.

per this apartmentlist chart annual median rent growth there has cooled significantly since 2021 (which was disastrous). But without a lot more building I'd expect that to creep back up...

#New: Rent burden:

In the San Francisco Bay Area, half of renter households spend at least 30% of their income on rent, and one quarter spend more than half.

That’s the highest number in the nation.

it seems very plausible to me that smaller landlords (and informal rentals like renting from someone's friend, or immigrant property networks) don't respond as much during booms.

in which case, apartmentlist captures something closer to "price hike for someone in a formal, market rate unit"
