Went by 3 new developments. None of them have 3 bdrm units. There is no space for families in Van. Without mandates requiring 3 bdrms in new developments, having a family & being able to house is almost impossible for most. Choices are don’t have a family or leave the city. @ptfry.bsky.social

Maybe that's the difference, I've only used it for like a 5 bdrm house in the mountains in the US.

Property taxes where we don't have state sales taxes should tell you all you need to know about the state's dependency on property taxes. Mine are close to $5,000/yr for a modest 3 bdrm in a rural Oregon community paid off. We have no sales tax here.
