Our local land use board forced a developer of a huge lot to build two single family homes rather than two duplexes, because everyone agreed naturally that single family homes are what we need more of

As Dallas gets closer zoning and code reform, the hope is that the city allows for more types of housing to be built in more places, particularly the type of housing that can be built most affordably.

Often, duplexes, triplexes, and townhomes represent the most affordable way to build new housing.

It sorta depends. Snob zoning finds its footing in the early 1910’s in a similar way it did later in the century/ today.

1. Racists who knew you could keep black families out by banning duplexes

Besides, this place was three units at one point. It’s been a two-unit building for years. I don’t see this being replaced w/a SFH and I’d be surprised if that’s what neighbors want anyway. There are duplexes and multiplexes up and down 23rd Ave, interspersed w/SFHs.

I mean, idk, do people organically hate duplexes or are a small number of people pushing this stuff? I wrote a letter of support to rezone the house next to me from duplex to fourplex, it's a great idea.

Since the projects are technically duplexes, they can use the residential code. That alone provides considerable cost savings.

I desperately want this to be a simple story of the majority being silenced by a rich evil minority, but people genuinely like and support keeping duplexes away! This is popular! Nobody in office is pushing back against something that voters like!

In not unrelated news: Toronto has prevailed at Divisional Court to thwart a lot severance to build 2 duplexes a few hundred meters away from a subway station, thanks to the city's definition of "neighbourhoods" in the official plan. www.canlii.org/en/on/onscdc...

LA technically has new SROs/shared housing. On paper, the projects are duplexes, but each duplex unit has 6+ bedrooms that are rented separately.

Having a difficult time choosing candidates to vote for in #yyj civic elections. One slate blames the present City Council for changing zoning rules to allow 4-plexes in areas previously zoned for single family or duplexes. But this is a Provincial requirement! I consider that misleading!
