I miss Jamaal. Hope he’s doing well out there, remember thinking how fun it was to have a fellow nerd on our team. Entirely possible we crossed paths in the RenCen back then lol

Bedrock + GM want $548M in public tax subsidies to demolish half of the RenCen and to build on their current parking lots. That same $548M could pay for ~9.5 miles of light rail instead - quadrupling transit downtown or enough to connect the Q Line to Royal Oak.

Yup.

And my position is stronger on that. The RenCen should be flattened entirely and new, similarly-sized towers should be constructed in its place.

The HVAC requirements alone on structurally inefficient towers built in the 70s are likely astronomical.

Then you have the tiny floorplates...

Also per your other posts, these numbers would have been known before they began the project.

Also this should challenge the predictions on what is planned for the RenCen.

It’s the same concept.

The RenCen started construction in 1973.

#Detroit still had somewhere in the ballpark of 1.4 million people.

Detroit was the 5th largest city in the US.

But the sprawl was starting as around 250,000 people left by 1980.

So the RenCen was built as a city (for suburbanites) inside a city.
The RenCen itself was built in an era of #Detroit where, yes, the city was entering steep decline, but was still investable and still theoretically salvageable.

It was initially packed full of people (many suburbanites that drove in) and many businesses.

It was night and day to today.

This is largely false.

Michigan Central did get public support around 1/4 of its total investment… and, in my understanding, has failed to meet every one of its financial goals thus far.

A payback for Michigan Central is out of the question for the foreseeable future.

It will see years of losses.

And Herb can fuck all the way off, frankly.

After the shit he pulled on that I-375 removal project.

Scaling back that project further eroded Detroit’s ability to attract investors.

Instead of dropping an ad, why hasn’t Herb found a buyer for the *whole* RenCen in the past two years?

I know why.
October 1, 2026 at 11:00 AM
If Downtown #Detroit was remotely healthy, which it is not, the best plan would be to demolish the whole RenCen (a structure that is from a bygone era)… and to construct brand new residential towers in its place.

1000s of units.

But no one is buying the RenCen.

It is worth zero.

Zero.

Another community member thanked the city for recent RenCen community engagement however, this engagement has come late in the process. Residents have not had ample time to read materials and contribute concerns. She is also worried about re-contamination to the Detroit River.
