Data Cntr were up 9% in 5mo, but last year DC were up 56%. The rate of growth has slowed.

Residential construction jobs peaked in Sep’24. Since then, Rsdn jobs have fallen 7 out of 10 months. Rsdn jobs are down 27,000, 1% ytd. Nonresidential and Nonbuilding jobs are both increasing slightly.

Not good news. I'm looking at Construction Spending data and my forecast for 2026 is expected down 3.2%.

Residential down 5.9% and Nonres Bldgs down 5.0%. Nonbldg UP 4%. Overall, this would be the worst annual performance since 2010. Some recent revisions lowered Rsdn.

Renovations now is at 39.5% of all rsdn spending. 6 mo ago it was 37% of rsdn spending

Residential jobs down 0.6%, but rsdn spending ytd thru Aug down 3.7% from Q4'24. After adjusting for inflation rsdn volume ytd is down 6%

Residential bldgs

Very few have structural steel, at least to any significant amount.

Other uses of construction steel is limited in rsdn bldgs

Very little if any appliances in a nonres bldg

Appliances would be the most significant steel usage in a rsdn bldg

Environment for construction jobs looking difficult. Volume of work (spending minus inflation) available is declining all through 2026. Biggest declines by far, Manufacturing and SF Rsdn.

Dodge just came out with Oct constr starts data. Year-to-date (10 mo), rsdn starts are up 7%, SF are up 17%, MF down 9%. This would support that contractors are looking ahead to keep the labor they have to get this work done in near future.
I'm expecting rsdn labor to grow, not drop.

Rarely to jobs track down with slight drops in spending. I suspect that's the case with Rsdn as contractors may be looking to have the labor needed for future up trend. Forecast indicates Rsdn spend in 6mo will be up 1.5%(3%ann) 6 mo from now, up 10% 12mo from now. Dec/Jan hits the low.

Construction Spending is down only 2% (annualized) over last 6 mo. It's up 3.5% over the last year. Renovations are up 10% annualized over last 6 mo.

Construction Spend on UNITS is down 9% annualized over last 6 mo. Up 1% over last year.
Rsdn jobs are up 1.2% (ann) for 6 mo, up 1.4% 12mo.

Well, Construction Spending for Aug would have been released this morning. ILO actual data, my forecast for Aug is a decline of ~1% in rsdn, flat for Nonres Bldgs and up slightly in Nonbldg. Total spending ytd down -2.3%.

Why use a weighted average building construction cost inflation index? Because it's not uncommon for any one of the reliable source indices to have a year way out of sync with all other sources. Construction Analytics provides a weighted average index for rsdn and nonres bldgs.

This was entirely expected in Nonres Bldgs. Q4 2024 was peak spending for Manufacturing at 250bil (saar). It's now 170bil (saar). But moreso is RSDN which dropped from 960 to 870. We can't compare Dec to Aug actuals because the rate of spending is drastically different in those months

So, in the above, actual spending is thru July. The forecast is added for Aug and Sep to find how we would fare at this point in 2025 v 2024. It's minimally changed from July ytd. Rsdn is headed to end down -5% at year end.

This plot shows what I said that Rarely do jobs track down with slight drops in spending.
The constant$ plot line is rsdn spend without inflation. Note that jobs grow at a near constant rate. Business volume fell 2017-2019 and again from 2022-2023. Jobs did not. Jobs fell in 2020, volume did not.

Rsdn after 2024 up 6.1%, 2025 forecast up 6%
Nonres Bldgs 2024 up 6.8%, 2025 forecast up 2%
Non-bldg Infra 2024 up 7.2%, 2025 up 7%
Total construction 2024 up 6.6%, 2025 forecast up 5%.

Construction Spending for 2026 is forecast at $2.217 trillion, down 1.2% from 2025. Inflation ranges between 4.3% (Nonres Bldgs) to 4.8% (Infra). Rsdn Inflation is at 4.4%.

All sectors actual business volume are being dragged down by inflation. 2026 Volume is forecast down 5.4%.

Unfortunately, BLS does not provide SF,MF,Reno breakouts of 80% of Rsdn jobs.
