Grocery margins are low is a frequently rehashed point to argue against Mamdani’s public grocery stores.

Grocery is indeed a low margin business. But its median return on invested capital is above that for all firms, so it is NOT a low profitability business.

Another way to say this is that a rising homeownership rate can result from rising distress among potential renter households.
US homeownership rate is conventionally described as being ~ 65%.

But that measure fails to take into account the large number of adults living in homes where *other* adults actually own the homes. People like young adults, elderly, friends.

Once you account for that, the rate declines to… 53%.

Requiring collective action by often low resource households and absent investors who both view themselves as independent owners, a distressed condo is one of the most difficult challenges in housing policy.
This article is good on how we can encourage condos but glosses over very real problems older and low income condos face in the US from lack of maintenance, investors milking units, and loss of equity.
