The company touts the campus's advanced cooling technology, but the racket from those systems has raised local residents' ire. The Chicago Tribune reported last month that Aurora and the company reached a deal to address concerns over noise after the city issued a moratorium on new data centers. CyrusOne says its taken a number of steps to mitigate the problem, including installing temporary chiller panels around the facilities earlier this month. Data center debt has increasingly been repackaged and sold to a wider pool of investors through asset-backed securities (“ABS”) and commercial mortgage-backed securities (“CMBS”). Data center ABS were introduced in 2018 as a new instrument class linked to cash flows generated by data center financing and tenant leases. In the traditional model, data center operators such as Sabey Data Centers, Compass Datacenters, CyrusOne, and STACK Infrastructure transfer their real estate holdings and tenant lease receivables into a bankruptcy-remote SPV, which issues rated notes to investors in tranches of varying seniority and risk.[40] Data centers now account for 61 percent of the $79 billion market for digital infrastructure securitizations across both ABS and CMBS asset classes, and data-center-related CMBS issuance hit a high of $4.5 billion in 2025.[41] S&P Global has identified four principal approaches for rating data center financings: corporate finance, ABS, CMBS, and project finance.[42] More recently, a secondary securitization channel has emerged. Lenders who originated data center loans—including the private credit facilities described in Section A—have begun pooling those loans and selling tranches to asset managers and pension funds, spreading risk well beyond the original lending institutions.[43] This layering of securitization on top of already complex SPV and private credit structures creates a chain of exposure that extends from the technology company, through the SPV, to the private credit originator, through the securitization vehicle, and ultimately to the pension funds and asset managers holding the rated tranches.

Retirement funds and pension funds and insurance funds are already a trillion dollars or more deep into private credit. Every single major data center funding deal has involved insurance or pension money. Even the Anthropic private equity deal.

In the aftermath of the great financial crisis, insurance and pension funds found themselves desperate for yield — regular returns — to meet their payment obligations. Private credit has become the yield-bearer of choice, feeding over a trillion dollars of these funds' investments into leveraged buyouts, Al data centers, loans to software companies, and failing restaurant franchises. In some cases, asset managers have purchased insurance companies with the explicit intention of using them as funders for future private credit investments, such as Apollo's acquisition of Athene, KKR's acquisition of Global Atlantic, and Blue Owl's acquisition of Kuvare. More on this later, as it fucking sucks. Asset managers offering private credit market themselves as bank-like stewards of capital, but lack many (if any) of the restrictions that make you actually trust a bank. They self-deal, investing their insurance affiliates' funds in their own equity investments (such as when KKR used Global Atlantic to invest in data center developer CyrusOne, a company it acquired in 2022), value and revalue assets based on mysterious and undocumented private models, and account for (as I mentioned) 70% of all funding of leveraged buyouts in the last decade, of which 30 to 40% were software companies purchased between 2018 and 2022, meaning that hundreds of billions of dollars of retirement and insurance funds are dependent on overvalued software companies paying loans funded during the zero interest free era. While a market crash feels scary, what's far scarier is that the present and future ability of many retirement and insurance funds is dependent on whether private equity-owned entities, software companies. and Al data center firms are able to keep paying their debts. If private credit fund returns begin to lag, the retirement and insurance industry lacks a viable replacement, and I don't know how to fix that.

Existing builds are using grid power or Bloom gas fuel cells (cleaner than Meta/xAI/CyrusOne/EdgeConneX's gas turbines). Amazon is also paying existing nuclear plants for their power, keeping them solvent. Planned 9GW TX gas plant isn't great.

If you want clean tech, go Google (geothermal!)

Private equity currently has 30,000 companies it can't sell or take public, leaving hundreds of billions of dollars of loans sitting in companies that may or may not be able to pay them, and have no exit route. This is a huge risk to those invested.

Now these very same asset managers are using their retirement and insurance arms to invest in AI data centers, dressing investments in risky, low-margin GPU warehouses in the trappings of “infrastructure” to obfuscate the associated risk. Per The Information, KKR has already invested money from insurance affiliate Global Atlantic in a debt offering for CyrusOne (the deal only references KKR itself), a company it acquired in 2022 alongside Blackstone’s Global Infrastructure Partners. The Information also reported that Blackstone’s credit and insurance arm funded part of the debt package for Oracle’s Stargate Wisconsin and Texas data centers, which are being built by Vantage Data Centers (owned by asset manager Silver Lake) for OpenAI, a customer that cannot afford to pay for the compute. Vantage had previously raised $6.4 billion in funding from Silver Lake and DigitalBridge in mid-2024 as part of DigitalBridge Partners Fund III, which is partially funded by the California Public Employees Retirement fund and multiple other retirement systems.
