It's hard to build affordable homes near transit when Chicago’s #zoning code bans two- and three-flats (and anything larger than that) near dozens of CTA stations. Zoning reform is urgent. #ETOD
By my calculation, 37% of parcels within a half mile of an 'L' stop are zoned for single-family housing. That's pretty embarrassing, but some lines are much worse than others. The O'Hare Branch of the Blue Line and the Brown Line are particularly bad.

ETOD rezoning filed for the Waterloo Records lot @ 6th & Lamar. 93 units and 18k sq feet commercial planned. This is the first time I've seen an owner request ETOD zoning.

Today, I signed an executive order launching a coordinated statewide effort to increase the housing supply and help working families rent and buy homes.

It’s unfortunate that almost the entire RLE corridor has been designated as “opt-in” (purple on this @abundanthousingil.bsky.social map) for accessory dwelling units, which allows for more organic, neighborhood-oriented ETOD opportunities and to better grow community wealth.

It’s well-established that good transit raises nearby property values; using a value capture mechanism like a Transit TIF should be seriously considered to provide sustainable operating revenues, which would provide a self-sustaining cycle of reinvestment near stations (with mandated eTOD of course)

All three of my ETOD technical assistance clients were at the Elevated Works party this morning at Starling in North Lawndale.
Apparently this is the first commercial building on the 16th St corridor in 60-70 years.
