Currently, the fourplex and the stacked triplex are under the IBC, and the rest are under the IRC. If the draft proposal that has momentum at the ICC passes, this specific fourplex will move into the IRC but the triplex will remain in the IBC because it has more than two stacked units.
A fourplex can face the same building code as a 200-unit complex, which adds engineering studies, delays, and design fees.

This has long been one of my suspicions why, despite a few years of fourplex legalization, we haven't seen quite the bump locally that I thought we would. I want Edmonton style reform so we can build all those mythical, midrange missing middle homes for families everyone says they want.

In my last apt, our rent went up steadily every year even though least 1 of 4 units in our fourplex was empty for six of the eight years we lived there. Sometimes 2 were empty. In the 4plex across the alley, HALF the units stood empty for A YEAR.

There are more incremental approaches as well.... For instance, lane houses still legally require a lane to be built.
We could remove that and allow a rear yard lane house or fourplex on properties like this one.

Well you should also be able to sell your single family home for someone to turn it into a fourplex later. But I suppose thinking about it that way, the best thing is to have only a few properties in an area be eligible for upzoning and own one of them. I wonder if anyone has tried that?

interesting style of fourplex i’ve never seen before. i’m used to the squarer ones in south minneapolis with one main door for entry, but each unit here has their own front doors and side doors as well leading into the backyard

Neutral… until City changes speed limit in someone else’s neighbourhood that non-resident uses to get to some-favourite-place/ work location… or can’t register kiddos into that 1 specific timeslot… fourplex to replace post-war dilapidated house while complaining own child can’t afford $1M 1st house🤔

Yeah we're in a fourplex so there's basically no way to get a bike inside without lifting it up (and above the banister). It'll be a drag until we can replace it but yeah at least it won't be a couple thousand dollar bummer 😊

Getting flashbacks to last decade’s struggle over the city zoning, where I discovered that there are thousands of otherwise lovely liberals who, the moment you suggest their neighborhood could have a two-story fourplex, become comic book villains.
One of the things that is baked in to the system that we have at this point is our sprawling model of cities. We know it has to change, but how do you fix a central city surrounded by suburbs, everything isolated in miles of asphalt stroads and parking lots?

Number of housing units on one unit of land zoned for housing. So for example if you own one lot and you build a large house you divide into four apartments, that's a fourplex.
