Dwelling unit factor reform (this is what stops developers from building buildings with all studios/1BRs, and stops them from building practically any microunits at all) is dead outside of Manhattan core and DTBK. That is a big deal and sucks a lot.

The increasingly maligned double-loaded corridor is a really good housing form for student housing, because you can just have an endless row of 2.5-3 m wide, 8-10 m deep microunits, so it doesn't even need special housing reforms, just letting universities build more dorms.

New York has a housing crisis with very high rents, and some homelessness. This is a combination of high minimum unit sizes - European cities with housing crises have 20 m^2 microunits - and high inequality.

The thing to remember about all of this is that single-stair typologies work most efficiently for middle-class families - the point access block stays the same size no matter whether the apartments are 25 m^2 microunits or 130 m^2 four-beds.

Commissioners discussing adding a condition that the developer explore adding microunits to improve affordability. Rummel suggests that giving the neighborhood more affordability might make up for the additional height. One is worried that there are already lots of studios.
