Trustees voted Sept. 22 to adopt an ordinance scheduling a Nov. 9 public hearing at the senior center (6 p.m.) for the proposed Village Center TIF district; staff said the venue offers greater seating capacity and livestream capability.

At a July 21 Committee of the Whole meeting, residents and school representatives pressed trustees for more data and a delay on a proposed Tax Increment Financing (TIF) district, while village staff defended TIF as the most viable revenue tool to address aging infrastructure. The board scheduled a public hearing for Aug. 25 and noted Sept. 22 as the earliest possible vote date.

After a consultant presentation and lengthy public comment, the Northfield Village Board voted 6–1 on June 23 to set an Aug. 25 public hearing on a proposed tax-increment financing (TIF) district, drawing concerns from school officials and residents about tax shifts, schools’ revenues and the speed of the process.

Trustees discussed growing developer requests for village support to close financing gaps, highlighted the vacant 1822 Willow (former Mariano’s) site and a cited $300,000–$400,000 sales-tax revenue loss, and varied between creating transparent incentive policies (or district tools) and caution about ad hoc subsidies; no funding decision was made.

At a Northfield village meeting, residents and Dr. Dan Beer urged slowing discussion of tax-increment financing (TIF) and opposing HB5626 (the "Build Act"), warning it could preempt local zoning and raise property-tax assessments; village staff and counsel said the village is monitoring legislation and that a June 12 TIF procedural step would only set a public hearing date.

Public commenters urged delay and more public education about a proposed Tax Increment Financing (TIF) district and associated redevelopment, warning of pressure on small businesses and possible eminent domain use; village counsel said any use of eminent domain must follow the Illinois Eminent Domain Act.

The village board unanimously approved a planned unit development and related plats allowing Reva Development to build a 92‑unit multifamily building at 400–480 Central Avenue and vacated a small remnant of Hawthorne Lane; plan and zoning and architectural commissions had recommended approval.
