Good thread on way Bill Ackman’s “let’s do a prepayment penalty mortgage” is so silly.
Prepayment is a really well understood phenomenon and there are out of the box models available on bloomberg that are pretty good on aggregate! (Less good if you’re playing in the IO/IIO market but those guys are math PhDs and rocket scientists so let them math)

Getting rid of prepayment doesn’t do anything except reduce the volume of housing transactions, which most of Billy Boy’s friends would HATE. If you had to pay a prepayment penalty when selling your house, you’d be much less likely to buy a house to begin with—or sell it!

Also, this is a solved problem. If investors (mostly, banks) don’t want prepayment risk, they create something called a collateralized mortgage obligation (CMO) and hive all the prepayment risk off into mortgage derivatives like interest only and inverse interest only securities
