They already have, in certain sectors.
REITs, too for utilities, rental apartments, commercial real estate, done infrastructure, food/agriculture, etc

Big real estate firms and REITs *love* housing scarcity, because it gives them more ability to do all the icky things the left hates about unscrupulous landlords. Housing abundance doesn't just help moderate prices - it helps create stability and options for renters.
"Why are both AB and BC Conservative governments hating on multiplexes?"

Well, this e-mail from the VP of a major real estate services & investment firm to the Premier of AB and Edmonton City Council should give some hints.

It would be really helpful if politicians spent more time explaining how the major grocery chains are controlled by massive holding companies that also own the Food Distribution Networks and the REITs that control the properties they lease for the stores to occupy.
The same guy who was caught fixing the price of bread for years now claims that the big grocers have no control over prices.

Give me a break.

Canadians aren’t stupid. We see Galen getting richer and richer as grocery costs skyrocket. We know we’re being ripped off.

But big grocers do control premiums paid by suppliers for shelf space, and exclusivity clauses that control access to large parcels of real estate (REITs), enabling them to limit competitors locating nearby. PLUS tremendous legal clout to combat governments that try to regulate these practices.

The concept of putting public money to work, rather than spending it, seems alien to that ethos. We will see money burned (winter fuel scheme) and stockpiled (incentives to builders, landlords, REITs etc.) rather than thinking long term and retaining the value in services and infrastructure. Dumb.

REITs in particular pay virtually no corporate tax because of a carve out in the tax code.

They deduct their dividends to shareholders from their corporate income, so they tend to distribute 100% of their income as dividends to avoid paying *any* corporate tax.

Dividends are then taxed.

Absolutely, all options on the table. But banning REITs is so obviously nessecarry and it won't cost a thing and it could be done immediately.

Defenestration of a woman. A favourite in certain sections of certain cities, I hear.

We need actions taken against REITs, redlining, & algorithmic setting of rents. Divest your pensions of housing used as investment (REITs, among other “financial instruments”). Housing is a right, not a commodity!
November 1, 2026 at 5:21 AM
Agreed, REITs make a friendly first step. Worth checking the fees and how the fund holds up in a downturn before putting in even a small amount. Thanks for stopping by!

I've been saying for years that building more won't solve anything until we ban REITs, but my local leftists don't want to hear it. 😩
Housing should be a human right, not vehicle for investor profits.
As former UN expert Leilani Farha explains, Canada’s housing crisis isn’t simply a shortage of homes. It’s a system increasingly designed to generate wealth for investors 1/4
www.theglobeandmail.com/opinion/arti...
Opinion: Let’s call Canada’s housing crisis what it is: a purposeful, profit-driven industry where people get left behind
Housing Inc. treats a home as someone else’s investment, but it’s not too late to change that thinking
