Reading anti infill comments I'm convinced every single apartment I've ever lived in wouldn't have been built it Facebook existed in the 1970s.

"You can't just put a 4 floor apartment next to SFH."

There's literally hundreds of those in the city and it's been that way since the 1950s.

>Mandate smaller homes

I’m sure Mr Freyer doesn’t live in a >2000sqft SFH then 👍

Pretty sure the majority of Skokie and Evanston are SFH as well. They don't seem to have a problem with them.

I now live in my dream density. I own an SFH with a small yard in a mostly SFH neighborhood with some multifamily, direct bus line downtown, 20 minute walk to the train, and 30 restaurants within a 10 minute walk. I'd like a bigger yard, but not for what I'd give up in exchange.

i called all three offices. in 2 the staffer agreed, one even shared she lost a loved one to a hit and run, one offered to have the Alder call me back.

3rd said in their ward they don’t want them because SFH multi car driving households hold sway over all others
it's a good thing Quinn is retiring from City Council

this particular problem does seem more-or-less unfixable to me, since there's few levers to increase SFH supply in already fully developed SFH neighborhoods.

Oh man and it's such a hard project because Grandma and her SFH bought new in 1978 for $35k thinks any more density will ruin the neighborhood and have undesirables running through her backyard.

Selective enforcement against drive thrus and SFH 🫡

Half jokingly, I’d support upzoning SI if the city removes all residency requirements for civil servants.

That way, civil servants who want SFH can move to the places with them…

She is giving too many exemptions to the neighborhoods where her wealthy donors live, and single-family homes more generally. She wants density to only be on commercial corridors, so SFH residents won’t have to see them. That’s literally “not in my backyard.”
So yes, those are NIMBY numbers.

The IRC is the ICC's carveout for the single family homebuilders. It only covers SFH, duplexes, and townhomes, while the IBC covers everything else (eg MFH, sports arenas, factories). The IRC has various features that make it cheaper to build. In the US, SFH is about 25% cheaper to build per sqft.

It’s not necessarily an either/or that someone who wants an SFH needs to have a multi hour highway commute from their job
October 30, 2026 at 3:17 PM
It would help! Not everybody in the closer-in suburbs wants separated sfh+yard. Surely *some* would prefer to live in the city.

There's also new sfh infill in Mount Pleasant that are the same size as this
October 30, 2026 at 1:11 AM
Reducing SFH prices is not a priority for me as a hardcore eco-urbanist who believes SFH is a mistake.
October 26, 2026 at 11:34 PM
this is correct, the closer-in suburbs are too expensive.

notably policies encouraging density (which I support, to be clear) would *not* help with this, since the people looking to live in those homes want to live in sparse sfh neighborhoods with yards and garages etc

Q: "speaking of egress. a few questions and concerns about this one. Common space egress refers us back to egress reqs for SFH. If we are in a common space, the rise and run of stairs of 7.75-10 ratio should be 7-11 ratio and eliminate winders.
November 3, 2026 at 9:36 PM
strong agree that it would be better to have sfh closer together in neighborhoods that are sfh zoned all else being equal. I'd be curious to know the demonstrated impact this has on sfh cost, this is not my area of expertise

Homeowner rate is >60% in US and my guess is more degrees who wished they owned than vice versa

So I think it’s an >80% consensus preference & “American dream” includes “SFH ownership”

But not sure for how many it’s a STRONG preference
