As it should be. Add new homes near transit. Duh. People need to get around. Bike lanes would be useful, but... yeah... Anyway, density near the TTC, yes please.

I am not sure history and expectations play quite the role the author claims. It is more likely just lazy zoning and NIMBYism that protected the yellow belt. Took decades to turn the ship, but now it is too late to make the changes we needed.

Single-Family Homes and Toronto’s New Global Role | UrbanToronto
An argument can be made that no type of structure is more important to the history, society, and overall urban fabric of Toronto than the detached single-family home. From the historical charm of ones in the Annex or Cabbagetown to the more modern forms in Scarborough or Etobicoke that have become homes for the city’s diverse immigrant population

It's all too late. We waited until the housing crisis was an actual crisis. Everything, from development charge reductions to laneway housing, multiplexes and HST rebates, all of that should have been started 30 years ago. Too late and too expensive now.

Not sure that's true. It was rising interest rates in 2022 that killed new condos. The whole market was geared to investors and suddenly, shoebox ant farms weren't profitable any more & they stopped buying. We need affordable condos geared to end-users, period.

How Toronto’s Lack of Missing Middle Housing Hamstrings its Growth | UrbanToronto
When one walks along the Yonge Street corridor, the density of the residential and commercial high-rises create the feeling of being in a canyon. Yet as quickly as one block off of Yonge, this high-density environment abruptly becomes a sea of detached single-family homes. This phenomenon is one of the best examples of Toronto’s lack of what is known as missing middle housing…
