It’s actually for more economically and environmentally sustainable to urbanize our unurban cities where we already have infrastructure and the demand to live there.
I am sympathetic to the techno-optimists who say the US needs to start building cities again for this reason. It's not sustainable to have 90% of job growth in 10 metro areas. It's also not sustainable to build new suburbs, that land is mined out.

So: new cities.

The key is keeping couples in our cities and stopping them from moving out in the first place. This starts with having attainable housing options that couples can actually grow a family in. Townhomes, multi-plexes, and family apartments.

Toronto's Line 5 is a perfect example of value capture. Along 2 miles of the new line, over 35k housing units will be developed, with the resulting property taxes and new residents more than covering the capital costs of the transit.
Pairing new housing w/ transit is a no-brainer.

Like if you are making a choice to commute in from Roseville or Folsom every week, you will have to accept parking options are going to get more expensive and sparse. We can’t simultaneously urbanize and also maintain this expectation among suburbanite car commuters.

We need to build more in central Sacramento. It’s bad we’ve pushed people into long commutes with bad land use policy. But as a part of our shift to urbanize, we are going to need a cultural shift that emphasizes that car commute tradeoffs are only going to grow.
