It's wild to me how many people do not understand this. "Luxury housing" is not some ontologically separate category from the rest of the housing market. Nor is "affordable housing." It's all one big fluid market & when you build more, everyone moves up & frees up the bottom end.
The idea that the wealthy, the middle class, and the poor are all in completely separate housing markets with no overlap ignores how things work in the real world.
In the absence of new high end housing, wealthy people outbid the middle class for the best available existing housing and renovate it.

New MR housing flattens or marginally lowers cost of housing for people in mainstream market, i.e mid-class & some working class people. Which is good. But we shouldnt pretend it meaningfully helps the poor or homeless. They are not competing in the same mainstream market w/ rich or even mid-class.

Did @kuow.org do any research for this piece? Second Use has been dealing in salvaged lumber (and other building materials) for over 3 decades. They're a mile away from this new operation in SoDo!

I got a good start to cleaning out the West Seattle always wet culvert this morning. The @cascade.org ride made for slow going at first, but grateful for all the support and thanks.

Yeah, that sounds about right. I can't believe there are still people debating COVID vaccine safety.
I've long been skeptical of over-development in the Southwestern US. This book by Kyle Paoletta (avail at SPL) paints some new perspectives and has some great history, but it still comes back to better water conservation and more urbanism (i.e. less unchecked suburban sprawl).
