I wonder if our local councils will *Reduce* their annual council rates next year to reflect the real lower value of our home?

Sept Cotality data shows Aust home prices down again with prior months getting revised down. Expect more falls ahead as poor affordability, rising rates, tax hikes, poor confidence depress demand with a rising risk of higher distressed sales on rate hikes & rising unemp.

Regional home prices decline 0.7% amid spreading market downturn
Regional house prices in Australia have experienced a 0.7% decline in September, according to the Cotality Home Value Index, marking another month of falling values across regional markets. While the downturn is less severe than in capital cities, where prices dropped by 1.2% during the same period, regional markets are no longer immune to the broader market slowdown. The median dwelling value across regional Australia now stands at $758,931, with the regional index down 2.2% from its peak in May, compared to a 6.4% decline in capital cities from their March peak. NSW, Victoria, and Queensland have seen the most significant price drops, particularly in major regional centres such as Illawarra, where values have fallen 5.2% from their April peak, and Newcastle and Lake Macquarie, down 4.1% from an April peak. Despite these declines, regional prices remain stronger than in capital cities, with Sydney's prices down 8.6% from a February peak. Cotality research director Tim Lawless noted that continued population growth in regional areas and relative affordability are key factors keeping regional markets more resilient. He also highlighted that the market slowdown was already underway before recent interest rate hikes, with affordability concerns playing a significant role. Lawless anticipates a cautious approach from the Reserve Bank of Australia (RBA) regarding interest rate cuts, as inflation remains a key focus. The RBA is expected to take time before implementing any rate reductions, given its commitment to returning inflation to target levels. The report suggests that subdued price growth will persist for some time, with no immediate signs of a market recovery. Investor activity is not expected to return to previous levels, and the housing market is likely to remain under pressure due to ongoing affordability challenges and economic conditions. This trend reflects a broader shift in the Australian property market, where regional areas are increasingly becoming more attractive to buyers seeking affordability and growth opportunities, even as prices continue to decline.

I still don't get it, and I probably never will.

Can somebody who thinks decreasing property prices are a bad thing, please explain their position to me.

I don't expect to sell my car for more than I paid for it; why should my house be any different?

It's a house, not an investment.
