Great to see @shawnmicallef.bsky.social setting the record straight: the City's own Avenues policy, combined with yellowbelt restrictions put pressure on the main streets that house iconic institutions like Sneaky Dee's. I recall there being warnings about this a few years ago. Alas, here we are.
Shawn Micallef: Toronto has nobody to blame but itself with the possible closure of this cultural landmark
A bar like Sneaky Dee's defines a social scene. Now, we could lose it

The Yellowbelt isn’t just zoning, it’s a 60-year-old bottleneck on the city’s future.

Housing affordability demands we break it wide open.
Free the land. Build the missing middle. End exclusionary zoning.

Until we free up more of the Yellowbelt for mixed housing, where one lot can house multiple housing units, Toronto will keep failing hard, pushing people into tiny condos or distant suburbs.

Driving up prices through scarcity

Pretending it’s “preserving character” while locking out newcomers

What’s the Yellowbelt?

It’s the swath of Toronto zoned only for single-family detached homes.

On the city’s planning maps, it’s coloured yellow.... hence the name.

Toronto’s housing crisis isn’t just bad luck... it’s policy.

Meet the Yellowbelt, a 70% stranglehold on the city’s residential land that’s been blocking affordable housing for decades.

"Today, 72% of Los Angeles is zoned for single-family homes—plainly absurd, in the face of such a terrible housing shortage."

In the 1960s we were building world-leading levels of rental housing, before we downzoned and froze much of the yellowbelt in amber bsky.app/profile/chad...
Pretty wild that Canada used to know how to build enough housing to absorb a world-leading urban population boom without cratering affordability, then we just forgot

We could have scores of these scattered throughout the yellowbelt in Toronto! If only...
This recently built 5-story building in Seattle has six homes, including some that are full-floor, 3 bedroom, with windows on all sides.

Fits on a 50'x60' lot, which means it could fit in a lot of backyards.
Can we build more gems like this on 3,000sf urban lots?

Someone should rile up the yellowbelt by leafleting that Colle is blocking development on arterials and therefore there will be eightplexes all over Lawrence Park

Then we can just stand there, nodding sagely and declaring “let them fight”

Unless you’re Toronto and you restrict yellowbelt redevelopment to the point where class C is demolished to result in new build
Here's some data. "Class C" apartments are older mediocre buildings that working class people typically rent.

When new construction is happening, rents fall in Class C apartments.

Isn’t this the kind of thing being pulled down in this town and redeveloped to save yellowbelt?

i like how the dc metro's green line ends in greenbelt. there should be towns called redbelt, yellowbelt, etc. to keep the theme going.

Here’s something novel: two quirked up white boys talking urbanism! I sat down with the delightful Christopher Chiasson to talk Sneaky Dee’s, how the yellowbelt sucks the joy out of the City, and sticking my foot in my mouth on the internet.

Tankie, Michael has had too many g*rlfriends to be pope. His innocence has been lost to all the k*ssings he's done. There's already a list of s*xually active popes on Wikipedia. Think of the scandal in The Village, not to mention The Wrath of Mammy, if Pope Yellowbelt was added to that list.

I'm not putting you forward, Michael. I've a strong feeling that you being Pope YellowBelt The First would scupper our safety spouse agreement.

Re: demolition at the scale we see in Toronto (20+ story buildings! 😱), Stephanie Mah of Giaimo Architects points out, we can't be trying to save individual buildings, we need to understand the system that makes it profitable to demolish & replace--and that goes to conversations of the yellowbelt.
