I spoke with a senior analyst at the NMHC. In this survey they didn’t ask specifically about the impact of immigration policy, however they heard policy is negatively impacting rents & vacancies in South Florida.

They are the 4th and 6th largest owners of apartments in the country, per the NMHC rankings. The combined company will be the largest apartment owner in the country with 170K+ units. The two previously had teamed up to buy Archstone from the Lehman bankruptcy.

Addendum: NMHC does not appear to include Blackstone, which owns ~240k MF units via BREIT. Doesn’t change the reality that apartments are almost unbelievable fragmented.
So if I’m reading this right the Blackstone REIT claims 262k rental housing units, 53% of their overall real estate value, of which 44% is a non-single family category — i.e. multifamily, student, and affordable housing. I think that’s like 217k apartments. www.breit.com/portfolio/

And NAHB gets four guaranteed committee seats on IRC committees, while NMHC gets zero guaranteed seats on IBC committees (and the one “developer” seat on the larger IBC committees goes to NAHB, not NMHC).

I have a few theories. One is that the multifam was at its nadir in the 1990s and early 2000s when, for example, the ICC process was created and it was determined who gets institutional representation (NAHB) and on what committees (mostly IRC committees, not IBC ones), and who doesn’t (NMHC).
