Analyses of the 2008 housing collapse repeatedly show Black borrowers were deliberately steered to variable-rate mortgage products that caused the collapse and are now causing these issues, at a much higher rate than white borrowers, even if they would have otherwise qualified for fixed-rate loans.

The effect was so pervasive that white borrowers in ZIP codes with higher rates of Black residents are *also* more likely to have been steered to variable-rate mortgages, again even if they would have otherwise qualified for fixed-rate loans.

Taco’s own loans are not fixed rate loans.

They are based on the Fed rate.

Taco, as usual, only cares about his own business interests.

I have tried to relay the reality of 18% fixed rate 30 year mortgage loans to my young friends, but they treat it as uphill both ways for school type talk.

Borrowing against your BTC on Coinbase can now come with a fixed rate and set repayment date. That removes rate shock, not liquidation risk: still watch your LTV if BTC drops.

higher rates mean the fixed rate cash flows of the underlying loans are worth less.

So I think Henry George would absolutely hate the idea lengthening loan terms, especially for fixed rate loans. 3/3 CC @larsiusprime.bsky.social

Well this is reprehensible. No one asked me, the lady some refer to as one of the foremost student loan research experts in the U.S. who also happens to work in this state, but this is not an innovation.

Anything not perishable and made overseas.

Also, if you have any loans that aren't fixed rate, get them paid off now.

No dipshit. When you buy a house or car, so long as you don't have a variable rate what you pay is fixed at the start. With student loans the interest compounds different ly so people paying for years haven't made a dent in the principal. It's usurious.

Go look those things up yourself. My mortgage was the adjustable kin:d: Pay the full P&I, which I couldn’t afford, or pay interest only and go deeper in debt each month. These loans, in part, led to the Grand Recession a few years later. Luckily I was able to refinance to fixed rate before that.

Updates from Argentina

Since our last post, where we talked about the importance of the legislative elections on October, and the government's struggle to keep the dollar exchange rate fixed before the election by spending dollars from the reserves and loans. Since then, three events have...

Updates from Argentina

Long time no see for these kinds of posts, but guess what? I'm kinda super tired of my TL being drowned in US politics stuff, so I'll do this again, especially to relay the good news. Milei's government is cracking. This is gonna be a long tread explaining why.

This is no joke.

"A mix of grants and loans to the tune of $4 billion will be directed into long-term, fixed-rate financing for affordable homes. The other $6 billion in grants will be earmarked for quickly building "deeply affordable housing, supportive housing, Indigenous housing and shelters.""

Extremely stupid WSJ OpEd from Treasury Secretary Bessent. He is both mad that the Fed did too much to support the economy when rates were at the zero lower bound (first paragraph) and that they missed on their inflation target (second paragraph). Just moronic.

When bond returns are negative, it means market interest rates (yields) have been climbing quickly. Because 10-year U.S. Treasury yields serve as the benchmark rate for almost all consumer and corporate credit, rising yields ripple outward to affect non-bondholders.

If you're looking for a home, you'll have to make a choice between a fixed-rate mortgage, which allows you to make consistent payments, or adjustable-rate loans, which start with lower rates but go up as interest rates rise.

What's cheaper over time? Marketplace's Janet Nguyen explains.
What’s cheaper over time: A fixed-rate mortgage or an adjustable-rate mortgage?
“When you get a fixed-rate mortgage, it's like buying insurance against inflation, and you're paying for that insurance over the whole life of the mortgage,” one expert told us.

Student loans is such a tough topic. I got my student loans in 2000-2004. The interest rate was fixed, and incredibly reasonable, and the costs were significantly cheaper than today.

I still only paid mine off 2 years ago.

Part of that was because the interest rate was so low!
So are we paying student loans?
